Analysts calling for low, mid-70s by end of April. We do have some
resistance at 70k. Bitcoin dominance,
60%, outperforming ETH and Solana.
So even though Bitcoin had source quarter,
it's kind of the queen of the pigs.

So hopefully bottomless end. We do have some big targets from
big analysts, institutional
funds still calling for $150K to $200K Bitcoin
this cycle.
Man, I hope so. But again, worst
Q1 since 2018 with the exact same macro fingerprint as the last time Bitcoin did this.
Excessive leverage flushed.
Taurus capital out.
Institutional conviction intact.
The people who sold Q1 2018 missed the next three years.
The people calling this the cycle top are making the same bet.
History doesn't repeat, but it's rhyming loudly.
I hope so. Again, we've got crazy macro stuff happening, not just in the Middle East, but
certainly a big deal. We did see just China and Pakistan enter with some peace deal.
I'm not saying bottom is in for sure. I'm hopeful bottom is in, but it,
I think volatility certainly continues and we shall see.

I'm excited for her playing not just final run here run here for lacrosse but graduation party graduation
and college orientation it's just just wild wild times also i may actually if anyone's in the
market i am i think i shared i'm in the process of of we pulled a little bit of liquidity out
of property we own in out of state and getting ready to take down another rental. One of my best friends, that's what his core business is. He's got a couple
dozen properties on Ohio State's campus. And so he does all the maintenance, weighs a maintenance
company and does a lot of leasing, et cetera. So it's an awesome passive investment for myself.
We're going to take down another one there. We actually have an offer out.
We'll see if we get in contract here this week. But if that goes well, we very well may look to
do the same rinse and repeat in about a year and potentially sooner, but most likely a year,
and look at picking up a property in Boca, Boca Raton. My daughter's going to FAU and as opposed to just paying,
well, she's going to the dorms freshman year,
but paying another three years of rent would be nice to build a little equity over there.
So if anyone's in the market, I see Joey joined us.
If any of you are looking to add some real estate to your portfolio in the Boca market,
I also feel that while I don't think the bottom is in for real estate to your portfolio in the Boca market. I also feel that like,
while I don't think the bottom is in for real estate,
I think it's going to go a lot lower regardless what happens with Bitcoin and
anything else.

my research told me that this Q1 was the worst quarter for Bitcoin down 24% since 2018. But I will get good Seinfeld meme there,
or excuse me, Von Frunton. I just, like I said, I don't think the bottom is in
for real estate.
I think things, especially certain markets, go a lot lower before it was higher.
But college campuses, I feel, are somewhat insulated.
There's always going to be, well, I shouldn't say always,
but the foreseeable future is going to be demand there.
And if you know what you're doing, not that I do, but, again,
my good friend and partner has, he's as good as anyone in the country I would put
him up against.
I mean, he's been doing it since we were in college and has built an incredible life for
himself.
And I don't know, I can't think of a time where other than like during a remodel or
he just took a property down.
And even when he does that, he'll lease it under market to get some bodies in there while
he's doing the remodel.
And then, yeah, I can't remember a single year where you
had a uh a single property that didn't went unleashed or didn't get leased in time um before
i do i will go market update here in a second but before we do that joey i saw you flew up gm what
brought you up this morning gm it's uh it's interesting hearing everybody talking about like
the end of high school and college for their kids. And we're all like roughly the same age.
And meanwhile, my daughter, my oldest just got, just got an offer to Westminster Academy
to start kindergarten. Okay. Awesome. Congrats. Thanks. Um, so it just, it's funny, like we're
all, you know, we're, we're all same generation here and you guys are ready to ship everybody off or, you know, and then I'm, I'm over here, like just
getting started. Cause I started so late in life, but, um, I will say it's this whole process has
definitely prepared me for, you know, whatever it is, 15, 13 years, 13 years from now, when she
goes off to college, like getting into any of these like higher tier schools,
even for kindergarten,
like there's testing and family interviews and applications.
And it's been quite the experience.
And we're really excited.
For those that don't know,
Westminster Academy is one of the best schools
in probably all of Florida, let alone South Florida,
like athletically, academically.
They've been around for a really long time it's a smaller school like the senior class only
has like 90 kids in it but they still manage to be competitive and like win state championships
in almost um every single sport and then um the the thing you're talking about real estate i have
a friend of mine who he used to own a cell phone repair shop, just like you. Um, he owned a couple of them, sold them, got into real estate and his
real estate niche. He's in San Diego. His real estate niche is he only buys properties that are
within walking distance or like a very, a bike ride or or very short drive from
universities and in california well in san diego specifically they have um they're very friendly
when it comes to adus which are additional dwelling units so he buys these properties
puts adus in the back so they become essentially like multifamily properties. And then he'll do
room rentals or he'll do whole home rentals. And he's now a multimillionaire because he's...
So to your point about buying properties around college campuses, especially if it's a popular
campus like San Diego State University or FAU,
or there will always be somebody willing to rent or buy those properties because there will always be somebody going to college there. Well, in that model you just described,
different, but my buddy, his name is Nick, that's how he's had success. He's done very similar,
not necessarily with the ADUs. No, he does have like a carriage house or two where he turned a garage into a unit behind the place.
But his, what, like not all, but I would say like 90% of his properties, he, some it's just been
like remodels. But in most cases, it is, he buys a property and he's able to add a bedroom or two,
he buys a property and he's able to add a bedroom or two, whether it's in an addict or,
you know, some of these big homes on campus, they might have like two large living rooms
and he'll turn one of them into a bedroom. And on college campuses, especially it's twofold. One,
there's just like, there's a floor to rent, to rent prices. And it, whether you have four bedrooms,
five bedrooms, six bedrooms, bedrooms, are you going to pay
more per bedroom for a one bedroom than you will a six bedroom? Yeah, sure. But it's not one-to-one.
If you're paying $1,000 for a one bedroom, you may not pay $6,000 for a six bedroom,
but it might be like 5,500. And? It's just like there's a, and then not only are you adding
rental income, when you go to property valuation and refi, often those appraisers or appraisals
are done on number of bedrooms. And so, yeah, that's been his, I mean, not to get too deep
into it and not to simplify it. Like he's got a lot of systems and he's got the math pretty dialed in,
but at the highest level, that's what he's done to build, like you said, millions of dollars,
multi-million dollar portfolio and great, great career for himself by identifying properties
where he's able to add bedrooms. And it's, you know, the garage,
the carriage house, the, the, uh, uh, ADU, or even just adding bedrooms in attics or basements and
understanding like, yeah, you can add a bedroom in a basement. College kids will stay there.
You just have to have an egress window. Um, but yeah, a lot of, a lot of, I have more,
I'm not the expert. I just, it's been a close friend.
We've had many conversations.
We do own property together
and getting ready to take down number two.
So that's my shill today
is if anyone is looking for,
interested in a Boca property,
let me know because I would like to,
not immediately, but sometime in the next year,

It is extremely competitive for the good schools, to Joey's point.
I was very fortunate where I lived in the Midwest, both in Ohio and Indiana.
We lived in great school districts, great public school districts.
Like in Ohio, we lived in New Albany, which I know today doesn't have the greatest reputation,
mainly because of a billionaire who was close friends with Epstein,
kind of responsible for making New Albany what it became.
It went from like farm town to one of the top suburbs
in Columbus, if not all of Ohio,
and some of the best schools.

And then same thing in Indiana,
I had just a really good public school district.
Florida, not the case, not knocking public schools down here,
but they're just at least they're just,
we had a really horrible experience.
I've shared on the show before,
but my daughter went one day and described it like a scene out of a dangerous
minds.
And so the next day we was not planning to go to the private school route,
but we went, found a good private school.
I'd say grateful for probably best thing we ever did for like her was getting
her in this school district and the friends she's made, the connections she's made and, um, uh,
ultimately a good education to boot. But yeah, it's, they are insanely competitive, insanely
competitive to where I've seen like, just like random friends or strangers met at a gym have stressed more about getting their kid, not even to high school, into middle school, getting them accepted into a middle school, more so than I know most parents stress about their kids getting into certain colleges.
But other than I think because of the lack of great public school programs, I think private schools, charter schools, et cetera, even more in demand.
It's also an insane athletic state.
I grew up in Ohio.
High school football is huge there.
Basketball is huge in Indiana.
It's like all sports are just insane.
Her high school, they've won, I don't know, 10, 15, 20 state championships since she's been there in four years from baseball to softball to cheer and everything in between. The softball team,
I think, has won three out of the last four years. Baseball team won in her freshman year.
They're 20-1 again this year in a top 20 team in the nation.
But you look at these top 20, these national rankings, and no joke, half the list is Florida schools.
And this is baseball, so it's getting a little easier because they can play year-round.
But three of the top five are Florida schools. Like they're, it's,
it's just insane how competitive athletics are at least,
at least in this part. I mean, I think it's all, all of Florida, but I mean,
like, you know, you look at the you look at the Duke team with the boozers,
like they won four state championships in a row in uh in high school basketball just crazy
and the competition is is is real uh anyways uh we did lose joey we're gonna get back up here
gonna roll right into a um gonna roll right into a market update here and then we'll see if we can on here in a bit. And Beepic said, Cap, you had 45K for a minute. No? 45K Bitcoin? What are you
asking, Beepic? I hope we don't hit 45K. But if we do, I will be buying that dip for sure.
Mel says, stressing about trying to get Noah where he wants to be in
high school more than college. Yeah. It really is. Like, I feel like high school, like I,
when I grew up, it was like, Oh, I lived the same place for the first 18 years of my life.
I knew my high school. There was never like a thought of, Oh, I need to find a new high school.
It was just like, I was going to the, you know, my county school is what it is. Never really thought of anything different.
It feels like high school is a big decision nowadays, much more so than when I was a kid.

Yeah, I lost you when you were talking before, but I wanted to chime in on the public school thing.
You know, Florida does have some really good public schools.
We also have an incredible amount of private, Catholic, Christian, etc.
And we're lucky in that with Florida's programs,
we get money from the state.
All you have to do is literally fill out an application.
So, you know, I got in kindergarten, you're eligible for $8,400 from the state that they
paid directly to the school. So, you know, if you can afford the difference, right, some of the
schools are only 10 grand. So you're talking two grand over the course of 12 months for some of
these private schools. And some are more like, you know, we've got American heritage and pine crest, which are
40,000 a year starting in kindergarten, which is absolutely insane that people would pay that
for kindergarten. And some of them don't, and American heritage doesn't accept the 8,400. So
you're, you're footing the whole $40,000 bill. But, you know, if you, if you're getting that
$8,400 from the state, there's a lot of opportunity to send your kid to a school that you know an img academy let's say
and i don't know if img academy accepts the you know the step-up program but you know if you if
you believe your kid has an opportunity athletically or scholastically to excel and you're getting that
free eighty four hundred dollars why not explore? And obviously you could afford the difference.
And a lot of these schools now, it's crazy.
You know, we talk about NIL in college.
A lot of these high schools, you know, like for example,
where I went to high school, Michael Irvin is an alumni of my high school.
And Chris Carter is a coach there.
And they're donating so much money now to these high schools as boosters, the same as college, that a lot of these high schools are offering scholarships or grants to people that can't afford the balance if they get approved for these step ups. it starts it really starts in high school and even probably before that when you talk about like travel baseball and travel soccer and like the the recruiting and nil stuff it's starting
earlier and earlier with kids yep yep no good good uh good point and yeah step up for students
doesn't get enough credit in uh nationally it really is great program and, um, helps a lot of people. Um, she's going to one of
those tomorrow's game, tomorrow's lacrosse game. We were playing at one of those. It's like, I mean,
her, her school is awesome. It's a great school, but there's like levels to this thing. And some
are like, you know, 20, 25 grand a year. Others are like 40, 50 grand a year. And the one we're
going to, the one she plays at, uh, tomorrow for lacrosse game is one of those like 40, 50 grand a year. And the one we're going to, the one she plays at
tomorrow for a lacrosse
game is one of those like 40, I think I'm pretty sure it's 40
K a year tuition for high school.
Imagine that. Like it's insane.
And you go on the campus and it's like,
I don't know how to describe it.
It's like,
I don't know. It
seems like it'd be like a high school in like Beverly Hills
basically.
Some of them are really, really out there.

I see the chat talking about abstract XP this week. And I checked yesterday and it said zero. I was like, you gotta be kidding me. I didn't get zero,
but down from the prior week. So I went my last, I'd basically been averaging

I was like, all right,

and I don't know, man.

I know people talk about rug pull when you make transactions go burr.
I know that's what they want.
I just, I just disagree with forest farming,
just transaction farms.
I just, and partially because I just don't enjoy it.
It's not organic use.
And secondly, it's like
you're diluting
your actual real users,
your real supporters
in favor of those who are going to play
the transaction farm game.

it's not that deep.
I don't really like,

but to see others who haven't done anything over there for months

I mean, it's just a testament to what we talk about when it comes to like, if you put in the
time and the effort and the work, I mean, granted, yes, not everybody's on Gary V's level,

the time and the effort and work, there's going to be a reward there. And I mean, he's on whatnot,
he's everywhere pushing the V friends trading cards and the V friends, you know, IP and it's,

It's nice to hear you say that, Joey,
because Gary and I have been fighting for more time,

And so I really think consistency is really wanted by our community,
and we're trying to meet that.
I wanted to share with you, part of the move yesterday is because we released a pretty
exciting framework for our physical drops and you know that's our business.
You know, we've built a pretty meaningful collectible business.
We're working with over 100 retailers cross country.
We work directly with Topps and
their program. And one of the big problems, and you've actually talked about this a lot on the
show. And I'm sorry, I can only stay for a few minutes, but maybe we can circle back on it.
One of the big problems is that holders and retailers were competing with the same product
for the same demand on the same channels.
And in the hobby world,
they have something called First Off the Line
or Breakers Delight, which is a premium product
within the same kind of release.
It's like a different skew, but the same line.
And we basically took that concept that works in the hobby
and made it our own to drive more value to the holders.
So we released this framework called HERO, and it stands for Holder Exclusive Release Offering.
And very simply, it's just a, for certain flagship products, we'll release a bigger, better, cheaper box.
So you get more of what's already in the product at a discount to what wholesalers will buy the standard product for.
So like in this release that's coming up, the standard has 13 packs where the holder release has 17 packs.
And there's a lot of fun details that I won't bore you with right now.
But that's really exciting because it solves the demand problem, right?
That's really exciting because it solves the demand problem.
It now gives retailers and breakers a reason to actually hold the NFTs so they can get access to the elevated SKU that they can't get otherwise without either holding the NFTs or buying it from NFT holders.
So something we've been cooking on a while.
I'm glad it's finally out and just wanted to share some of that context.

And it's often to talk about like holder alignment, you know,
and where is there alignment from the team to the holders,
the collectors and little things. I mean, I shouldn't say little,
but things like that where you're getting some access, some utility,
some perk that you don't get if you're not holding the NFT,
if you're not holding the token. That to me just seems like such one-on-one table stakes. I wish
every collection would do something like this, whether it's you place an order, you get a free
pair of socks or say, what is the hero going to, holder exclusive? What did the-

How long has it been?
It's been a couple of years ago, acquired we've had the chance to talk to some of the other early, earlier participators in Unvault and Divot, but my understanding of Bulls on the Block, you also brought through the, you know, kind of like a beta test, if you will.
Holders got excited. your experience with Bulls on the Block that led to Unvault and Divot or
chronologically was Divot
a thing and then that said hey let's go get our own
how did it all come together
what
did one lead or inspire the other
at the same time
I think it was
it was
you know we
Ernest and I met through the ApeCoin DAO, if you remember all that.
And la, la, la, la, la, we decided to work together, form a company called Board Council,
helping people with their AIPs, but also helping NFT projects launch and get engagement, etc.
And, you know, the first project we did with that was STK,
which we're still working with and we love,
and they'll be one of the first projects to be unfaunted.
Bulls on the Block, you know, of course, we acquired
and we love Bulls on the Block, Bears on the Block, Bulls Eros.
But in helping a lot of projects launch, trying to launch, work with the launching platforms, we found a lot of points of frustration.
and decided it was time to really help not just the people we're working with,
but really everybody be able to upgrade not just their contracts,
but also their experiences, upgrade their communities,
communities, upgrade their exposure, their distribution. Congratulations to Coco and
upgrade their exposure, their distribution.
all of that. And there's a couple of collections that are doing okay. But for the most part,
I know the people in the trenches that are grinding, not even day in, day out, year in, year out at this point
and can't get any traction.
I know new creators with amazing ideas,
amazing art that can't sell 10% of their collection.
And Ernest and I just started talking
through the points of frustration.
We said, how can we help not just ourselves,
but everybody?
And that led to the divot and to Unvault and to a bunch of things we're working on right now.

For those, I mean, I shouldn't assume, Bulls and Block, one of the OG collections in space, part of that 21, 22 mania.
So I shouldn't assume everyone is familiar with, but for those that aren't, what should they know about Bulls on the Block or Bears on the Block?

Bulls Evos was a mechanism whereby you deposit your bull for one year
and you receive an evolved version of your bull
and a tradable evolved version.
And then you also received an airdrop for bear.
And the bears are, I guess, we call them a companion collection.
And so bulls and bears existed.
existed. We took it on when the website for migrating the bulls from the bulls to the bull
evos or minting the bears was down. And we got that back working and it works now, Bulls on the
Block. I think it's bullsontheblock.com. And so people can check to see.
There's a checker tool to see if their bull has an Evo available or a bear available.
And you don't need to deposit now your bull in order to mint your Evo.
Well, technically you do, but we dev'd it so that you don't
even know you're doing that.
Technically, in the background,
you are vaulting
your bull
and then minting your Evo
and then the contract
and the system is saying, okay, it's
past that year date, so you can have
it back now, but you don't even have to know
any of that because it just happens for you.
Right.
Right.
I love that.
I mean, we're often fortunate we get to speak with and host leaders,
individuals pushing the space forward.
Just as we were right before you jumped on,
we had Jeremy join us and between Jeremy and talking to Gary and like in the trenches, like actually doing the thing and experiencing the front lines and experiencing some of the challenges and then building solutions around some challenges.
I love that it's not just with unvolved in what you're building.
It's not just, hey, we'll help you migrate to a road to predict a contract.
Rather, you know, the whole multi-chain approach and having experienced some of this with bulls of blogging.
All the site went down and taking some of the things that you've experienced,
both as owning, leading a collection, and solving for that with Unvault, with Divot,
it just hits different.
And it's solving real problems that exist in the space pushing the space forward
and i'm excited for uh excited excited for unvault to go live i heard a little birdie told me it
might might even happen as early as uh this month we just flipped over april any updates on uh
timeline and not no pressure not to put you on the spot but uh anything we talked to you about
like when we might expect phase one of Unvault?

this is one of those things where
we're supposed to be really secretive
and not supposed to say anything.

OX Quit has worked on the auditing for it.
We've had Simple Farmer, who's our lead dev,
and his team work on those suggestions
and get everything back to OX Quit,

test version for internal use that we're already using,
which looks beautiful. It's very robust. It's great.
So should we be able to launch a beta
this month? Yes. Should we be able to launch
our first unvault
collections with our partners like Bad Ted Yacht Club, Alpha Dogs, Heavy Metal, etc.
Yes. But look, don't hold
me to April 16th at 3.22pm
because shit happens. So, you know, our first
priority is, is this,
are the contracts safe
for our users
and for our partner collections?
The second part of it is,
does it work?
Does the platform work for our users,
both the contract owners,
collection owners,
and for just the general holders?
And the third thing is,
is it fucking great?
So once one and two and three are situated,
we will launch a beta.
We will have a surprise for the beta,
which won't tell you about yet.
I'll give you a hint.
We're going to ask people to find the bugs in the system.

But yes, it should be launching this month,
and then you have the Divot go live for collections.
And by the way, we've been collecting Divot
since July of 2025 for the Bulls and Bears.

If you own, let's say,
a heavy metal number 69,
you own it on all those chains at the same time,
but only one is active at any given time.
How is that different than the shadows that were talked about?
There's no indexing for the collections, which means if you're a collection owner, you do not have to pay tens of thousands,
potentially hundreds of thousands of dollars a year in indexing costs for the NFTs to be able to move around and communicate.
You just don't have to do that.
And then the dividend, of course, is the ability to legally share royalties.
It's not exactly that simple, but it's basically collection decides how much of royalties they
want to set aside for their community.
And then they pay them that.
There's a few steps in between, but that's basically
what it is.
By the way, Bulls on the Block
was the
biggest gas war
of the time.
I couldn't get one.
Right? I think besides
other side deeds, Bulls on the Block might have been
the biggest gas war in the
early days of NFTs.
And it was a big, amazing collection with amazing art from Rui that still exists.
We're still working with Rui and we have more art down the road from him.
So Bulls and Bears, you're going to see him on the other side.
You're going to see them on the other side. You're going to see them on every chain. And we're definitely going to push Bulls and Bears as one of the first collections to be involved in to get that multi-chain distribution and volume.

Nice. Yeah, take me back to the gas war days. Also, as you mentioned, just talking like going multi-chain and how the technology, by the way, Mel is like, yeah, quit as a badass.

You know, again, I'm not knocking,
not picking on Gimbos or anyone involved there,
the team, the devs, the shadows.
But I think the way you're doing it and not requiring the indexing, I don't know.
My brain says the tech might work a little better.
I say that because yesterday wasn't the first time that I had not been eligible for something I was supposed to be eligible for.
I checked with my hot wallet.
It's been delegated.
It's got the shadow in there.
I double-checked.
It's still in there.
And yet when it came to being eligible for the
allowless yesterday, I wasn't eligible. And I don't know why, but I've had at least half the
time, I feel probably more than half the time where I'm supposed to be eligible for something
because of this shadow token. It's just not worked. And it's just, it's, I'm grateful for the added perks, the added utility, but it is,
it is frustrating. It's like a,
it has the reverse intended consequences when you go to do something,
you're excited about something and you're not,
it doesn't work as intended or as you expect it to work. And I don't know,
I'm not a dev, so I'm just guessing, speculating a little bit here,

It's just a lower amount. And that's probably why you're not going to feel, or they're saying you
won't feel the, um, the tinglys here. Yeah. Rect is holding. Okay. Compared to others. I mean,
everything has been kind of down. I don't want to say down only, but it's been a pretty bloody run here.
And they're, you know, over the past week, basically flat, down a percent over the past month, down 17%, which sounds like a lot, but relative to the rest of the market, not too shabby.

Don't leave your computer tonight. Things could, from aliens to Iran to NATO,
who knows? And there's definitely money to be made in volatile markets. It's just things are
moving aggressively and I think has the ability to move aggressively very fast. So be safe out
there. As with anything, don't put any money in. You can't afford to lose. And if you are
playing with leverage, I would suggest definitely don't go to sleep and probably not even go far
away from your computer or you stop losses and take profits so you don't have to worry about it.
